Allsop launches 240 lot residential catalogue for May one-day auction

  • Allsop is bringing 240 residential and mixed-use lots to auction in a one-day sale
  • 10 properties are guided at £1 million or more
  • The auction will take place via livestream on 28 May 

Allsop has released its fifth dedicated residential auction catalogue of the year, comprising 240 lots to be offered over a one-day sale. The catalogue includes a wide range of residential investment and development opportunities across the UK, with 10 properties guided at £1 million or more. 

Among the highest value lots in the catalogue is 25–29 High Street, Aylesbury (Lot 109), a prominent freehold mid-terrace building with prior approval for 17 flats. The property is currently producing £196,160 per annum and is guided at £2 million plus, reflecting a gross initial yield of 9.81%.

Ten lots in the catalogue are guided at £1m or more, reflecting continued investor appetite for scale, income and well-priced residential assets. The catalogue is led by several substantial residential investment opportunities, offering strong income profiles and attractive yields.

Richard Adamson, Managing Partner and Residential Auctioneer at Allsop, said: “We are pleased to release our fifth dedicated residential auction of the year, which will be held over one day and comprises 240 lots. So far this year, Allsop has raised over £210m in residential sales alone, including our last sale, which raised almost £53m.

Market sentiment remains volatile and is still highly susceptible to domestic political factors, such as local elections, as well as wider geopolitical issues, which are becoming the new norm. The current catalogue includes a wide variety of well-priced investment and development opportunities covering the length and breadth of the country. We are anticipating a busy few weeks ahead as our marketing campaign swings into action.”

Highlights from the auction include: 

  • Lot 26: Kingswood Court, Grove Road, Luton - a freehold unbroken purpose-built residential block arranged to provide 14 self-contained flats. The property is producing £173,700 per annum, with one flat vacant, and is guided at £2 million plus, reflecting a gross initial yield of 8.68%
  • Lot 132: Connaught House, 20 Acton Lane, London NW10 - a freehold detached HMO building internally arranged to provide six self-contained flats extending to a total GIA of 3,961 sq ft. The building is fully let and producing £111,000 per annum. It is guided at £1.45 million plus, reflecting a gross initial yield of 7.66%
  • Lot 146: Austins Court, Flats 1–10 George Street, Bletchley, Milton Keynes - a well-located freehold block of flats comprising 10 flats, each subject to a rolling tenancy, producing a total of £102,900 per annum. The guide price is £1.1 million plus, reflecting a gross initial yield of 9.35%
