Why Work with a Broker When Financing Auction Property?
There is something wonderfully decisive about property auctions. No endless chains and rounds of best bids when you can’t see what the other parties are bidding, or even if there are indeed other bidders. Just a catalogue, a countdown, and a gavel.
For buyers, that speed is part of the appeal. It is also where things can become complicated — because while auctions move at the speed of opportunity, finance has historically been rather fond of taking its time.
Why Auction Works
Auction has long been a preferred route for buyers and sellers who value certainty over convenience. When the hammer falls, contracts exchange immediately. There is no risk of a buyer pulling out weeks later, no chain to collapse, and no ambiguity about where things stand.
For sellers, it means a defined timeline, a non-refundable deposit secured on the day, and completion typically within 20 - 28 working days. For buyers, it means a level playing field — open, competitive bidding where the highest offer wins, and access to a wide range of properties.
The transparency of the process is one of its most underrated qualities. Guide prices, legal packs, and special conditions are all available in advance. There are no hidden surprises after the fact — what you see is what you bid on.
Allsop has been at the centre of the UK property market for over 120 years, running both residential and commercial auctions that attract buyers and sellers from across the country and internationally. Their live-streamed auctions — held every five to six weeks — consistently achieve over 80% sales success rates, a figure that reflects both the quality of the lots offered and the depth of the buyer pool they attract.
Where Finance Comes In
The speed that makes auction so attractive is also what makes finance preparation non-negotiable. Once the hammer falls, a buyer is legally committed and typically required to:
- Pay a 10% deposit immediately
- Complete the purchase within 20 – 28 working days
That leaves very little room for delay — especially if the property is not entirely straightforward. Refurbishment projects, mixed-use buildings, short leases, and non-standard construction can all narrow the lender pool quickly. Approaching one bank and hoping for the best is rarely a strategy that holds up under auction timescales.
That is why Allsop works with Empire Global Finance (EGF) as its exclusive finance partner. As a specialist brokerage and whole-of-market debt advisory, EGF helps Allsop buyers secure the right funding quickly — whether they are preparing before auction, arranging finance straight after a successful bid, or refinancing after buying with cash.
No two auction properties are the same, and the same is true of lenders. Our role is to understand both sides of that equation and match the right lender to the right transaction.
Recent Examples
The range of transactions EGF has supported through Allsop reflects the breadth of what auction can offer:
Lot 149, November 2025 - Residential Auction
Residential buy-to-let — £200k loan on a £300k property: An overseas investor acquiring a UK rental asset required a lender comfortable with international borrowers and a structure aligned to long-term rental income.

Lot 21, March 2025 - Commercial Auction
Commercial investment — £630k purchase: A portfolio landlord expanding their holdings through the acquisition of a long-let retail asset. A 60% bridging loan was structured and cross-charged against the existing portfolio to enable a swift completion.

Lot 73, September 2025 - Commercial Auction
Commercial acquisition — £3.25m facility: An overseas investor purchasing a major UK commercial asset. The transaction required complex cross-border structuring and coordination of acquisition and debt placement to meet the buyer's timeline. Through the recommendation of EGF services to the Buyer, it progressed swiftly to ensure a successful sale.
Support Before, During, and After
Finance support does not have to begin the moment the gavel falls. Buyers who engage a broker before auction are better placed to bid with confidence — knowing their funding is in order and their maximum bid is realistic. Those who move quickly with cash to secure a lot can also benefit from post-purchase refinancing, releasing capital for refurbishment, portfolio growth, or future acquisitions.
What the Allsop–EGF Partnership Offers
Through the partnership, Allsop buyers can access:
- Broker-fee-free support — no additional cost for Allsop clients
- Whole-of-market access — a wide panel of specialist lenders, not just the high street
- Flexible timing — guidance before auction, immediately after a successful bid, or following a cash purchase
- Tailored structures — funding solutions for residential, commercial, and portfolio acquisitions
In short, it gives buyers a clearer route from winning the lot to completing the deal — with the backing of two experienced teams who understand what auction demands.
Providing our customers with a one‑stop offering has always been a goal. Over the past 12 months, our partnership with Empire Global Finance has enabled buyers to access independent financial advice and secure funding within demanding auction timescales, and we look forward to continuing this successful collaboration.
