The City Fringe is home to some of London’s most creative and progressive industries. It covers Old Street, Shoreditch, Whitechapel, Aldgate and locations further into Hackney and Tower Hamlets. Some of the London’s most renowned and amenity-rich areas are found here, including Brick Lane, Spitalfields, Hatton Garden and London Fields. These locations offer an array of historic warehouses and iconic old buildings that are being restored and enhanced.

Old Street roundabout is now a well-known hub for eclectic and fast growing technology companies, giving the area the name the UK Silicon Valley Bank. Hoxton is home to many indie art galleries and quirky bars, whereas Whitechapel offers a multicultural destination for food and shopping. What type of rents and office size/types am I likely to find here?

The city fringe has recently seen several deals go above and beyond £90 psf, well above submarket levels. Prime office rents on the whole sit comfortably at £72.50 for areas such as Clerkenwell and Shoreditch. Pricing for the eastern fringe market is slightly more competitive ranging from £55-£65 psf for Grade A and Best-in-class stock. Size and type, like other submarkets range widely. A large quantity of accommodation in the city fringe has seen historic warehouse properties refurbished to provide Grade A space.
