Allsop kicks off 2025 with 90-lot commercial auction catalogue

  • Allsop’s new commercial auction catalogue features 90 lots across the UK
  • 18 lots are guided at £1 million or more, including a portfolio of four London development sites to be sold individually
  • Allsop raised over £1 billion across both residential and commercial auctions in 2024

Allsop, a leading property consultancy and the UK’s largest property auction house, has released the catalogue for its February commercial auction, featuring 90 lots across the UK – one in five of which (18) is guided at £1 million or more.

The catalogue features a wide range of investment and development opportunities across the UK, with 37% of the lots on offer located in London and the south east. The highest-value lot to be presented at the February auction is a freehold postal sorting office with redevelopment potential in New Cross, south east London, guided from £5 million (lot 36). 

Allsop’s auction arm concluded 2024 with a record-breaking result, having raised over £1 billion from both residential and commercial auctions despite political and economic turbulence and slower-than-anticipated interest rate cuts.

George Walker, partner and commercial auctioneer at Allsop, said: “Whilst the market finished with slightly subdued activity last year, all-in-all it was a strong year for Allsop with over £460 million of commercial and mixed-use property sold at auction, reflecting a similar result to the year before. Having sold lots in many of London’s premier neighbourhoods including Mayfair, South Kensington and Holborn, our first catalogue of 2025 once again offers a high concentration of London lots, ranging from development sites to long let assets which will deliver investors secure income for many years as well as assets across all sectors throughout the country.”

Auction highlights include:

  • Lot 21: Kwik Fit, Hampstead – let on a lease expiring in 2043, guided at £2.5 million - 2.6 million (6.6% GIY)
  • Lot 45: White Rose Shopping Centre, Rhyl – comprising 108,919 sq. ft, let at £573,251 pa, guided at £1.9 million - £2 million (30.7% GIY)
  • Lot 50: Arrow Industrial Estate, Willenhall – A multi estate of 35,236 sq. ft let at £157,166 pa guided at £1.55 million - £1.65 million (10.14% GIY)
