Allsop to auction two adjacent, prime development opportunities in Fulham, London

  • Lot 27: one of the last privately owned undeveloped sites in Fulham, on the market for the first time since 1883 (Guide £500,000)
  • Lot 28: apartments in Edwardian mansion block with consent to redevelop into two large flats with substantial gardens adjacent to Lot 27 (Guide £1.5m)

At the firm’s last residential auction of the year, on December 15th at The Cumberland Hotel, Allsop will be auctioning two unique adjacent development opportunities in Fulham.

On the market for the first time since 1883, the land at Colehill Gardens is being auctioned with a guide price of £500,000. Originally designed as an ornamental garden, lot 27 is one of the last privately owned undeveloped sites in Fulham. The 0.2 hectares (0.48-acre) site, which is partly bounded by the Fulham Palace Road and Colehill Lane, has potential to be turned into a private garden square or for partial redevelopment for residential or mixed-use purposes, subject to obtaining all necessary consents.

The site is being sold by the Flew family, who purchased Colehill Cottage and its grounds, which stretched along the Fulham Palace Road, in 1883. The cottage was demolished in 1890 by the renowned building firm Gibbs and Flew, who developed over 2,000 houses in West Kensington and Fulham, to make way for one of Fulham’s grandest estates that includes the prestigious “Alphabet Streets”.

Next to the site in Waldemar Avenue Mansions is lot 28, which consists of two apartments and a large basement area with planning permission for two large apartments.  This Edwardian mansion block was likewise built by Gibbs and Flew and consent has been granted for the development of two substantial four bedroom apartments with gardens and car parking.  Lot 28 has a guide price of £1.5m.

The lot comprises two ground-floor leasehold flats, long leasehold former basement store rooms and a freehold garden area extending to 0.031 hectares (0.077 acres).  The planning consent includes the excavation and extension under the footprint of the building to increase the current living space to around four times its current size at 2,334 sq ft and 2,050 sq ft. It also includes an additional vehicular access point.

Purchased together the adjacent lots could benefit from considerable marriage value and offer scope for a more comprehensive development.”
