Allsop releases catalogue featuring £7.8m lot for March commercial auction

  • The commercial auction catalogue features 106 lots, ranging from £65,000 to £7.8 million
  • The largest lot is a distribution facility let to Royal Mail in Livingston
  • The sale includes the break-up of a parade of six shops in Great Portland Street, London W1, as well as a pub made famous when Oasis played it in the ‘90s
  • Auction is taking place on 20 March

Allsop, the leading property consultancy and the UK’s largest property auction house, has released the catalogue for its March commercial auction, featuring 106 lots ranging in size from £65,000 to £7.8 million.

The catalogue features 25 lots guided at over £1 million – nearly one in four of those on offer – representing a trend of larger lots coming to Allsop’s auction sales. The catalogue features a range of commercial property investment opportunities across the UK, spanning a warehouse let to the Royal Mail in Livingston, West Lothian, which is being guided at £7.8 million to a parade of shops in central London being sold individually.

George Walker, Partner and Commercial Auctioneer at Allsop, said: “The trend of larger lots coming to auction – as best evidenced in one of the largest lots we’ve seen in some time in the form of a warehouse in Livingston let to Royal Mail – continues in force in our March commercial auction. This comes down to the appeal of auctions in facilitating quick transactions in a highly competitive environment.

“As always, the regional assets up for sale in Allsop’s upcoming commercial auction are complemented with a strong London line-up, including the six lots on Great Portland Street and a well-let pub in Camden, The Good Mixer, which was originally made famous by Oasis in the 1990s. Meanwhile, long-income buyers will also be drawn to the 88-year ground rent on a hotel in Corby being offered at £915,000 (6.3%), including RPI increases.

“Auctions remain an extraordinary bellwether into the UK’s commercial property market, while also offering investors and vendors significant liquidity. We’re anticipating a highly competitive sale on 20 March.”

Commercial auction highlights include:

  • Lots 10, 14, 16, 19, 22 and 25: Great Portland Street W1 – a unique collection of six central London shops in the heart of Fitzrovia. Guide prices range from £550,000 to £1.9 million.
  • Lot 30: Livingston – a Royal Mail depot, let at £780,000 and guided at £7.8 million (9.5%)
  • Lot 49: Corby – ground rent on a hotel on a 09 acre site let on a 999-year lease until 3012 with RPI linked reviews. Guide price between £915,000 to £925,000 (6.3% GIY).
