Lease Advisory & Business Rates Specialist

John deals with the Office and Industrial sectors in London and the South East. He challenges business rates for tenants and advises on minimising  rates on empty property.  Negotiates rent reviews, lease renewals, lease re-gears and dilapidations on offices and industrial warehouses mainly in London and the South East.

EXPERIENCE

• After a first career in the Army, John made the leap into surveying in 2007 to the South East Office team at JLL where he qualified before moving on to Knight Frank.  He left Knight Frank’s National Offices Lease Advisory Team as a partner in 2017 to join Allsop.
• The Army drilled John to "provide advice you can base a decision upon" and he still twitches involuntarily when reading long-winded reports that fill boxes and protect the author, instead of empowering the reader to make decisions.

RECENT PROJECTS / ASSIGNMENTS 

• 200 Strand – Enabling landlord re-development by achieving VP for a landlord with L&T Act protected tenants. Dilapidations, Business Rates Deletions.
• Removing 3 London hotel developments from the Rating List in circumstances where the Scheme of Works was done by a previous owner and could not be accessed.
• Frimley Office Park, 35,000 sq ft office dilapidations settlement well in excess of what the building surveyors initially asked for. Mitigating Rates on the Vacant Building till re-development. 
• 60 Vulcan Way, Croydon  60,000 sq ft Warehouse lease renewal
• Mountbatten House, Basingstoke 140,000 sq ft Long Leasehold renegotiation as part of a development.
