A clear divergence between prime assets - benefiting from strong demand and rental growth - and secondary stock, which remains under pressure.

Prime high streets and retail parks are recovering, with rising rents and falling vacancy rates, while secondary retail remains challenged.

Alternatives

Characterised by long, secure income streams. As interest rates fall, the widening spread between debt costs and yields is expected to drive yield compression.



We anticipate a gradually improving market over the year ahead, with increased capital deployment albeit tempered by broader geopolitical and economic uncertainty. Whilst 2025 was a not a record year we expect transaction volumes to increase in 2026 as confidence continues to build.
