Allsop releases largest commercial auction catalogue of 2021 with 156 lots

Allsop, the UK’s number one auction house by transactions, has launched its largest commercial auction catalogue so far this year, with 156 lots on offer. Spread across a range of UK locations, the catalogue features 36 lots guided at £1m+, of which 17 properties are guided at £2m or above.

Buyers will be able to choose from a variety of lots, including supermarket, pharmacy and industrial investments, as well as a selection of town-centre retail and office assets.

George Walker, Partner and Auctioneer at Allsop, said: “Since the start of the year, we’ve seen a progressive rise in buyer confidence in line with the economic recovery. Given the initial response to the release of the catalogue from the market, it’s clear there is significant appetite for investment in the sector. We expect the last quarter of the year to be a busy one.”

Key highlights include:

·Lot 38 – a large supermarket investment totalling 50,098 sq ft let to Safeway Stores Limited at £454,500 per annum until 2025 and sub-let to Lidl and Wilko, guided at £4.5m+ (10.1% GIY)

·Lot 15 – a fuel filling station and convenience store in Marylebone let to Malthurst Limited at £172,000 per annum until 2032, with no breaks and five-yearly RPI linked reviews, guided at £3.5m+ (4.9% GIY)

·Lot 37 – an industrial unit in Hull, comprising 50,291 sq ft on a two-acre site, let to Karro Foods Limited at £225,000 per annum until 2031, with no breaks and CPI linked reviews, guided at £3m+ (7.5% GIY)

·Lot 25 – a modern trade counter in Chichester, extending to 15,053 sq ft on a 1.57-acre site, let to Jewson Limited at £176,625 per annum until 2032 with no breaks, guided at £2.5m – £2.6m (7.05% GIY)
