Allsop’s next residential auction on December 17 will see 225 lots go under the hammer. The catalogue presents a number of opportunities across the country, with a wide variety of development and investment prospects.
The highest value lot to be offered is lot 39, a freehold listed building in Whitechapel, East London. The attractive Grade II terrace building is a former Magistrates Office; however, the space is currently used as a restaurant with residential accommodation above. Extending across four floors, the 8,772 sq. ft. building has a rear garden and possible potential for change of use. The property has a guide price of £5m.
Located in High Wycombe, lot 45 is a freehold student block. Comprising 42 en-suite bedrooms across eight apartments, the block is fully managed by Urban Student Life and located within a short walk of the Buckinghamshire New University. With each apartment benefitting from a kitchen, the block also features a common room, a staff office and nine covered parking spaces. The property is guided at £1.5m.
Lot 21 presents a significant development opportunity in Aylesbury. The 6.3-acre site is a former football pitch with two derelict stands. The site also includes a clubhouse, additional grass and tarmac area as well as the parking area. With prior approval granted for demolition in 2017, the site also offers potential redevelopment opportunities for a variety of residential or retail uses, subject to consent. The property has a guide price of £500,000.
The catalogue includes 32 garage sites, one of which is lot 10 in West Drayton, Greater London. Currently the site is occupied by 37 lock-up garages; however, it has planning permission for four bungalows and two houses with associated parking and landscaping. Located minutes from the M25 and three miles from Heathrow Airport, the site also has a new 125-year lease. This property is guided at £580,000.
Richard Adamson, Partner and Auctioneer at Allsop, said: “The market has been challenging all year with the ongoing saga of Brexit and the looming general election causing uncertainty and affecting market confidence. However, the December catalogue offers an impressive number of lots that we think will offer significant appeal to buyers.
“From our recent auction results, it is clear that we have not only bucked the industry average, but more importantly demonstrated that there is still strong demand from buyers for well-priced, good-quality assets.”
The auction will take place on 17 December at The InterContinental London Park Lane, W1J 7QY. The catalogue can be viewed online.
